  • What percentage of taxes do I have to pay when I purchase a home in Catalunya?

    If you buy a NEW BUILD PROPERTY (BUILD OR OFF-PLAN) you pay:

    - VAT (IVA) 10% on the purchase price.

    - STAMP DUTY (AJD) OF 1,5% on purchase price.

    If you buy a SECOND-HAND PROPERTY you pay a tax of 10% called Impuesto de Transmisión Patrimonial (ITP).

  • What are the additional costs of buying a house?

    Notary and register fees. They vary depending on the price of the house.

    Lawyer fee. It is not compulsory to seek legal advice when buying a property but we strongly recommend it. The fee can vary depending on the amount of work required by the lawyer.

  • Can you help me find a lawyer or mortgage financing if needed?

    If you are not already in touch with a lawyer, we can recommend a suitable one for the transaction who speaks your language. We believe it is very important to seek legal assistance when buying a property.

    We also have contacts with different brokers who can help you find the correct financing for you.

  • Golden Visa and Spanish Resindecy.

    The Golden Visa has several conditions including:

    You must be a non-EU citizen.

    You must invest at least €500,000 in property (it may be multiple properties with a combined value over €500,000). You also must use your own funds for the investment. Financing is permitted for amounts over €500,000.

    You must be able to prove your funds come from a bonafide source and comply with international money laundering regulations and you must have a clean criminal record.

  • I'm an expat, will I find it difficult to buy a house?

    There are no difficulties as an expat if you wish to buy a house in Spain. As an expat you are required to obtain a Spanish NIE (Número de Identidad de Extranjero) and open a Spanish bank account. This is the very first step. It is important that you do that in advance, even before looking for properties to avoid losing a house you like because the paperwork is not ready. Ask us and we will help you!

  • I want to buy a property but have not moved to Cataluyna yet, does this matter?

    Most of the first approaches we have from our international clients are from people that haven't moved here yet. At this point, we start working together. We will offer suitable properties to you that you can view during your few days’ trips to the area. At the same time, we will help organise the documents to have everything ready for you to buy a house when you find one.
